The Texas New-Resident Checklist
Clocks usually start when you establish residency — living here with the intent to stay (job, school enrollment, a Texas address as your home, and so on). Do the vehicle steps first. DPS often wants proof of Texas registration before it issues a license.
1. Set up Texas auto insurance immediately
Get a policy that meets Texas minimum liability and lists a Texas garage address. You will need proof of insurance to register the vehicle and, later, to get a Texas driver license.
2. Register and title your vehicle within 30 days
This is the tight deadline. In Bexar County, go to a Bexar County Tax Assessor-Collector office (not DPS). Typical items:
- Out-of-state title or current registration (if a lender holds the title)
- Photo ID
- Proof of Texas insurance
- Completed Form 130-U (Application for Texas Title and/or Registration)
- Fees, including new-resident use tax where it applies
Texas dropped the old statewide annual safety inspection sticker for most noncommercial vehicles. Confirm current county requirements before you go so you are not surprised at the counter.
3. Get a Texas driver license within 90 days
You can drive on a valid out-of-state license for a limited window, then you need a Texas license. Book a Texas DPS appointment. Bring:
- Your current out-of-state license (you will surrender it)
- Proof of identity and lawful presence
- Two proofs of Texas residency
- Proof of Social Security number
- Proof of Texas vehicle registration and insurance if you own a vehicle
4. Update your address everywhere
File a USPS change of address, then update banks, credit cards, employer payroll, insurance, subscriptions, and voter records. A clean paper trail makes every later appointment easier.
5. Register to vote
If you want to vote in Texas, register in your county at least 30 days before an election. You can often handle this when you get your license, or online through the Texas Secretary of State.
6. Enroll kids in school
Higdon Oaks is in the East Central ISD area, with charter options nearby. Bring birth certificates, shot records, prior school records, and proof of address. Do this early — school calendars do not wait on moving trucks.
7. Transfer medical, dental, and pet records
Find new doctors and dentists before someone needs a same-week appointment. If you have pets, Higdon Oaks is pet-friendly (with registration, current rabies vaccines, and breed rules). Bring vet records and register pets with the office after you move in.
8. Set up utilities and internet
Plan electricity, water/sewer, trash, and internet before move-in day. Community staff can walk first-time buyers through typical hookups so you are not guessing on a 100-degree afternoon.
9. File for a homestead exemption
If you own your manufactured home and it is your primary residence, you may qualify for a Texas homestead exemption even if you lease the land. In Bexar County, apply with the Bexar Central Appraisal District (BCAD). The usual target date is April 30 for that tax year. You will typically need a Texas ID matching the address and proof of home ownership (often a TDHCA Statement of Ownership). File once; it can lower the tax bill on the home itself.
10. Build a Texas “home base”
Open or update local banking, find a grocery/pharmacy route, learn I-37 and U.S. 181 access from the southeast side, and give yourself a weekend to learn San Antonio traffic. Then start living here — not just unpacking here.
Why New Movers Choose Higdon Oaks
A checklist gets you legal. A community gets you settled. Higdon Oaks is designed as affordable homeownership with resort-style living, not a bare-bones park.
Own a new home instead of renting forever
Residents own the manufactured home. Homes in the community are new, built to current codes, and must meet community standards (skirting, deck, utilities, tidy lots). Floor plans typically run from compact 2-bath layouts to larger 3- and 4-bedroom homes — useful for singles, couples, first-time buyers, and families.
Leasing the lot, rather than buying land at San Antonio prices, is how many households get into homeownership with more flexibility and less upfront land cost. You still get a real home, parking, and a maintained neighborhood.
Resort-style amenities you actually use
Residents have access to:
- Clubhouse with gathering space (including game room, business center, fitness area, and library)
- Resort-style pool and splash pad
- Fitness center
- Playground
- Basketball court and soccer field
- Dog park
- Pavilions and maintained grounds
That matters after a cross-country move. Kids have somewhere to play. Pets have a park. You have a pool in Texas summer. You do not have to drive across town for every bit of recreation.
Gated community and on-site management
Higdon Oaks is a gated community with surveillance cameras and dedicated property managers. For families coming from another state, that combination — controlled access plus someone on site — is often the difference between “we hope this neighborhood is fine” and “we can unpack and sleep.”
A location that works for real life
The community sits on San Antonio’s southeast side near U.S. 181 and I-37. You are a short drive from jobs, shopping, dining, and city attractions, with East Central ISD nearby. Hospitals such as Methodist and Baptist are in the broader metro area. You get city access without paying downtown-core housing prices.
Help for first-time buyers
Cross-state moves are hard enough. Higdon Oaks walks first-time buyers through applications, home selection, and getting set up. There is a structured application (approval is required before you live there), which keeps standards consistent for everyone already in the community.
Built for all ages
It is an all-ages community: young families, working households, and people who want a simpler next chapter. Shared amenities make it easier to meet neighbors instead of living next to strangers behind garage doors.

Tour Higdon Oaks Before You Sign Anything Else
If you are moving to Texas from another state, do not rent the first apartment you find just to “get settled.” Come see whether homeownership at Higdon Oaks fits the life you actually want.
